Scarcity of supply in key locations
Lower stock increases the relevance of well-positioned new projects.
In the most sought-after locations, qualified supply remains insufficient to keep pace with demand.
Market pressure becomes clearer when the evolution of supply is examined. Lisbon recorded a 37% reduction in available premium housing stock. Faro fell by 28% and Leiria by 35%, while Setúbal showed marginal growth of 1%.
When supply falls in the most sought-after locations, well-positioned new projects become increasingly relevant. For residential development, this signals both greater market selectivity and the potential value of the right product.
Scarcity alone does not guarantee value. A project must respond to its territory, real demand and concrete conditions of access, mobility and urban quality.
